This multi-phased project is comprised of a variety of renovations to three buildings; the 24 story Bank of America Tower, 14 story One Wall Plaza, and 12 story First Capital Bank. These renovations include not only major central plant/infrastructure upgrades but also common space and shell improvements, and a fitness center.

Central plant/infrastructure included 750 ton centrifugal chillers, cooling towers, 20+ pumps, boilers, steam conversion, controls AHU’s generators, switchgear replacement, fire alarm, and electrical distribution. We also performed a facility assessment study on all three buildings.

Recently acquired by new ownership, the buildings’ existing mechanical and electrical systems were old, and in some cases, out of code, requiring substantial upgrades.

The Bank of America Tower, for example, was constructed in 1958 with only eight levels. Levels nine through twenty-five were added in 1977, resulting in two completely different mechanical systems within one building. Our team integrated these system into a  single, functional, operating system that allows for more efficient operation and easier maintenance.

Our team also renovated all three lobbies for an upgrade to LED lighting and state of the art lighting control systems, including occupancy sensors, dimming, and photo-cell control.
