Trinity University is one of San Antonio’s premier higher education institutions. Located 4 miles north of downtown since 1942, its residential campus is home to the majority of the student body. Cleary Zimmermann Engineers has provided MEP design for the renovations of six dorms at Trinity University: Calvert, Miller, Witt, Winn, Murchison and North Halls.
These 35-year-old dormitories were demolished back to their concrete shells for complete renovations. The buildings each have three floors and varying numbers of student living spaces, with each pair of rooms sharing a common bathroom. Our team cooled and heated the individual living spaces with four pipe fan coil units. We provided dedicated pre-treated outside air to maintain a high standard of indoor air quality (humidity and pollutants). Energy efficiency features included premium efficiency motors, heat pipe, airflow monitoring stations, occupancy sensors for lighting, and variable speed tertiary pumping. The dorms also had low flow fixtures and used recycled cast iron for piping.
While rectifying the hazards of an older electrical system, the new secondary electrical distribution system also included the individual entering and monitoring of lighting, HVAC, and general power branches. Careful coordination took place in order to accommodate the 13-week construction schedule during the summer break. Calvert, Miller, Witt, and Winn dormitories have been certified as LEED® Gold.
For Calvert, Miller, Winn, Witt, and North Halls, Cleary Zimmermann’s Building Analytics Division provided the energy modeling and analysis services in accordance with LEED criteria. In addition, a building envelope analysis was performed to study the effects of daylighting and thermal glazing. This analysis demonstrated which glazing option was the most beneficial and helped the owner to decide if further analysis on the envelope was cost effective.
